Rostraver Township: New housing proposed near Willowbrook

A developer is proposing a planned residential development adjacent to Willowbrook Golf Course in Rostraver Township.

Planner Stephen Victor of Victor-Wetzel Associates presented the development plans to township commissioners at their planning session this week. The 72-acre site would include 68 single-family homes and 86 duplex units, also known as carriage houses, on 43 lots.

Commission President John Lorenzo asked if townhouses could be added to the plans.

Victor said the plans originally called for some townhouses, but there were concerns that townhouses may not sell well in Rostraver Township.  

“We don’t have a lot of townhouses here because people always think they’re going to turn into Section 8 housing,” said Commissioner Devin DeRienzo.

Victor said the plan calls for all the units being constructed to be sold to individual owners, not rented. 

Victor said condominiums are actually permitted in the zoning district while a special exception will be needed for the carriage homes.

“We wanted to give variety in the housing market,” he said.
