Conditional use permit approved for housing development
Groundbreaking for the project could begin by fall.
Rostraver Township commissioners approved a conditional use permit for a new housing development in the township Monday night.
The board unanimously approved the permit for a revised planned residential development by Scarmazzi Homes.
Solicitor Joseph Dalfonso said the board had previously approved a different plan, but Scarmazzi Homes revised the project and needed new approval.
The new plan, which has 15 fewer homes, features around 125 structures, according to company representatives. The development will include single-family homes and townhome units.
The development is expected to also have a clubhouse, a pool and other amenities such as pickleball courts. Representatives from Scarmazzi said the project could break ground this fall.
The revised plan was presented to the commissioners last month, and board members preferred some of the new changes made. The new development will be located along Vernon Drive and Budds Ferry Road.
Peddling and soliciting ordinance
Also Monday, the board unanimously approved advertising an amendment to the township’s peddling and soliciting ordinance.
Dalfonso said the board wants to differentiate between certain types of peddling, which include food trucks in the ordinance.
“That is for people who are door-to-door salesmen,” Dalfonso said. “They have to get a permit within the township. The food trucks were also part of that ordinance. The township wanted to separate those two application processes because it’s quite different between the two activities.”
In other business, the board approved a 2025-2026 addendum for the school resource officer agreement with Belle Vernon Area School District.
