Washington Twp. Dollar General moves forward

The Washington Township Planning Commission voted unanimously Monday to recognize a conditional use application for a proposed store as completed and recommend it to the board of supervisors for review and approval.
“Tonight the commission can only consider an application that focuses on relevant criteria to the zoning ordinance minus the issues of stormwater and the issues of traffic. That’s going to be dealt with separately by the supervisors at a later time,” Solicitor David Tamasy said prior to an engineer offering details about GBT Realty’s plans to construct a Dollar General store along Route 201 (Fayette Avenue), across from Cozy Lane.
Engineer Michael Lusaitis of Steckbeck Engineering & Surveying Inc. gave a lengthy presentation pointing out that the proposed project to build the store meets the township’s zoning ordinance requirements in regard to access to a main artery road, buffering from other properties, noise and light pollution, odor production, having a structure around a dumpster and stormwater runoff.
Steckbeck also went through a list of “normal performance standards” listed in the zoning ordinance and showed that all those conditions that apply are met.
He explained that because the proposed building will be a 10,640-square-foot retail facility in a district zoned B1, approval of a conditional use permit is required, according to the township’s zoning ordinance. Because the store’s driveway entry/exit would connect to Route 201, a state road, and a stormwater system on that road, it requires approval from PennDOT for certain permit and permissions.
“The site is proposed to be a subdivision of approximately 2 acres of land,” Steckbeck said.
